2 CONCEPTS & COST ESTIMATE
Commencement of the design phase.
• Develop plans and elevations as concept sketches based on brief and the site.
• Review Council planning regulations and any site or resource consent issues
• Cost estimate allowing for site works, construction, project management plus any specialist consultants required
• Geotech report and site survey provided
3 Detailed Design & Council Consents
Concept designs are developed to full working drawings, incorporating input from appropriate consultants such as engineers, geotechnicians, etc.
• Applications for Building Consents are made
• Specify finishes and fittings for the interior
• Reconfirm project costs based on final drawings and outline a timeline for construction
• Obtain building consent and resource consent if required
4 Contract to build
You will be presented with a QS estimate and a NZS.3910 or a NZIA-SCC 2018 building contract.
• A signed contract and 20% deposit of the estimated cost is required to proceed to construction.
• A detailed timeline of your build will be established
• Your Project Manager and Construction team will be appointed and introduced
5 Construction
The site preparation begins ready for construction.
• Essential services installed and foundations laid
• As required install water and/or septic tanks
• Your Coolhouse will be constructed and completed to your specifications
6 Post Construction
Move into your completed home.
• Code of Compliance
• 10 year Master Build Guarantee
• 15 year Weathertight Warranty
